A. ID 24-376 Consider a motion to reconsider the February 6, 2023 approval of a resolution of the City of Denton supporting Denton Affordable Housing Corporation's 9% housing tax credit application to Texas Department of Housing and Community Affairs for proposed new construction of the Stella Haven Apartments to provide affordable rental housing; committing to provide fee reductions in an amount of $500.00; and providing an effective date.
I support a motion to reconsider the previous question and if that motion carries, I am opposed to adoption of the resolution of support for construction of taxpayer subsidized apartments at Sundance Boulevard and Teasley Lane. The proposed new housing would increase traffic and interfere with operations at the public library branch and Fire Station 6. Resident taxpayers adjacent to the proposed project were not notified of council's process to vote and endorse the developer's grand plan.
I support the motion to reconsider the Feb 6 2024 decision that grants Stella Haven the 9% tax credit and reduced fee’s. I believe the addition of an apartment complex of any type will be a burden on the residents of Sundown Ranch. As a resident we pay full property taxes in full, and the expectation for our City representatives is for this conditional to be applied to Private business and developers as well. No special tax breaks should be considered for this development or any other.
I support the motion to reconsider the Feb 6 2024 decision that grants Stella Haven the 9% tax credit and reduced fee’s. I believe the addition of an apartment complex of any type will be a burden on the residents of Sundown Ranch. I also feel that if the rest of Sundown Ranch must pay their taxes in full, so should any entity wanting construct something next to our neighborhood that would negatively impact the neighborhood in anyway. No matter how noble the cause, you have to pay to play.
I oppose the resolution. I am a resident of Sundown Ranch and support the Stella Haven Apartments. The City Council voted correctly on this in the February 6th meeting. It is unfortunate that the HOA didn't get notice until 2 days before the meeting, but this doesn't change the facts of the situation. There are minor concerns around traffic and access to public parks, but these can be mitigated. The concerns over increased crime and decreased property values are greatly overstated.
Thank you for reconsidering your vote on Stella Haven. I strongly oppose these apartments being built in this area. This will increase traffic, crime and lower our home values which greatly concerns me after as hard as we all have worked to get to where we are at. Would you want this at the entrance to your subdivision? We live within a mile of this area and the developer has not contacted us to inform us of his plans.

Please reconsider this vote as this project does NOT have community support. The residents were blindsided due to the developer intentionally or unintentionally kept sending communication to a wrong email since last December. The density of this project is stretched to the thinest for profit and the developer has very clear intent to breach Sundown Ranch homeowners property rights by insinuating they been sharing their amenities with nearby residents in past projects (so why can't you?).
I support the motion to re vote. Sundown Ranch community was not aware of this until 3 days before the vote took place. Many of our concerns about this development were not addressed at the meeting before the city council voted in favor of continuing the project.
I support the motion to reconsider a re-vote. I oppose Stella Haven apartments. I know the it will negatively effect my property value. After a few years this property will become run down and became an eye sore right in front of my neighborhood, Sundown Ranch. Who is going to want to live behind a run down section 8 apartment? I know the people voting on these issues would never want to. Please reconsider and do not allow this to happen. Thank you
