    I have great concerns about the placement of this development. There is only one entrance/exit to this development, making it a trapped neighborhood. The traffic in this area is already bad and the addition of car trips is only going to worsen the issue.

    Traffic-One entry point...177 homes with 2 cars each and 2 trips per day, an increase of 1,416 cars in & out on Deerwood & Kings Row daily. All traffic flows into the Deerwood neighborhood negatively impacting both existing and new residents.

    Safety / Emergency svcs - Quick response to emergencies is at risk due to the one access point.

    Density - Plat does not follow "low density" in Denton 2040 Plan ... 7,000 sq ft lots result: (43,560 sq ft per acre / 7,000 sq ft lot = 6.1 lots per acre)

    Lack of a second exit makes this a trapped neighborhood and very dangerous in case of fire. A fire in a house or a downed powerline near the entry point would trap the residents in the burning neighborhood as recently happened in Hawaii and Austin.

    Lack of traffic mitigation by developer. Per the TIA, Traffic will triple on Deerwood dr and Kings row; yet mitigation. Thus, the chaotic traffic conditions that now exist during school drop off/pick up will be exacerbated and be very dangerous.
